LiveMARYLAND Buyer Tip: What to Look For At A Final Walkthrough
The primary purpose of a final walkthrough is to ensure that the home is in substantially the same condition as of the time you made your offer, and that any agreed-on repairs, if any, were made by the seller. This is typically done the day before or the day of settlement.
We've put together a list of things to look for at a final walkthrough that we give every one of our buyers so that we can ensure nothing is missed, and that there are no surprises after move-in.
Turn on and off every light fixture
Run water and check for leaks under sinks
Test all appliances
Check garage door openers
Open and close all doors
Flush toilets
Inspect ceilings, walls, and floors
Run the garbage disposal and exhaust fans
Test the heating and air conditioning (if possible)
Open and close windows
Make sure all debris is removed from the home
Double-check that all repairs that were agreed upon have been completed (along with any receipts / invoices and warranties)
