If you're thinking of selling this year, it's important to know that your first showing is always online!
In our digital age, virtually all home buyers start their home search online, making it even more important to depersonalize and declutter your home before having professional photos taken. This part of the staging process is important because you want potential buyers to imagine themselves in your home, because buyers don’t want to buy someone else’s home: they want to buy their home!
Here are a few steps on how to get started with the task and make it feel less overwhelming:
Step 1: Go one room at a time.
Start with small spaces, such as closets and offices, and don't be afraid to take breaks in between- this process can be emotional.
Step 2: Pack or store all personal items.
Pack up your family photos, trophies, collectibles, certificates, and religious items. Basically, put everything that has even a hint of you away! If needed, replace them with other artwork you have around your house, or a mirror to open up the space.
Step 3: Toss, donate, or sell anything you don't need.
We always call this the "first move". The goal is to get rid of anything you don't need to bring to your new home. Go through items one-by-one by, and get rid of anything that you haven't used or needed in a year. Also try to switch your thinking from, “I might need this” to “I probably won’t need this.” Make piles for items to toss, donate, and keep, and make sure you complete the job fully before moving on to the next space.
