LiveMARYLAND Seller Tip
If you have been following the real estate market recently, you've probably noticed that some homes are still selling quickly and even with multiple offers ... while others are sitting on the market for weeks on end. But why is this happening?
Here are a few of the most common reasons a home might not be selling, and how to avoid the same mistake when it's your turn to sell.
The Price is NOT Right.
One of the most common reasons a house may sit on the market longer is because it is priced too high. Pricing your home within market value will attract more buyers and drive up demand. The key is to price your home to generate the greatest demand while still netting the largest profit.
The Condition is NOT Competitive.
Even in a seller's market with low inventory, the more you prepare your home to appeal to the largest number of buyers, the better your chances for a quick sale at the best price. This includes deep cleaning, decluttering, making any necessary repairs, and tackling the updates that can bring you top dollar.
The Photography is NOT Exceptional.
Your first showing is always online, so it's critical that your home's listing has high-quality (professional) photos and video, as well as a strategic, well-rounded marketing plan that will get the buyers off their couch and into your home!
