The most common roof issues we see on home inspections are improperly installed roofs, aging surfaces, poorly installed or missing flashing at transition areas, problems with gutters and water drainage, and issues with improper venting.

Here’s a quick checklist of roof maintenance items you may want to take care of, or hire a contractor to evaluate and repair, before you go on the market:

  • Gutters and Downspouts - clean, free-flowing, and securely attached

  • Overhanging branches

  • Flashing, especially where chimneys and vent pipes emerge

  • Dryer and Bathroom vents - make sure they are vented outside, not to the attic

  • Missing shingles

Safety should be your first priority before starting any roof work. Hiring a licensed roofer is often the best way to ensure the job gets done right without endangering you or a family member. Roofing contractors are familiar with roof hazards and can spot problem areas that a DIYer might overlook.

A little preparation now can save you time, money, and unnecessary stress once your home is under contract.
